Pre-Demolition Asbestos Abatement in Bellevue

Typical cost in Bellevue

  • Asbestos survey before tearing down a house$800 – $2,000+
  • Abatement of a whole house before tear-down$10,000 – $30,000+

Four things happen, in order, before a Bellevue house, garage or small building comes down. A certified inspector surveys the whole structure. A notice is filed with PSCAA. The friable asbestos found is removed. Ten days pass from the notice. Bellevue Asbestos Removal handles that stage.

PSCAA also tells owners to check with the local building department for any additional demolition requirements. Our teardown work covers Bellevue, Mercer Island and Clyde Hill.

Pre-demolition options

House or garage

The notice depends on roof area, not on what the survey finds. Anything over 120 square feet gets one, asbestos or not. The ten-day wait starts when PSCAA receives it and runs until demolition, unless PSCAA waives it, so send it early.

Small outbuildings

Small outbuildings are treated differently. At 120 square feet of roof area or less, no PSCAA notice is needed. A certified inspector’s survey is still required before anything comes down.

A fire-damaged building

Burned structures are handled like any other: survey first. PSCAA keeps the right to waive the waiting period in certain emergencies, sudden hazardous events among them, though it still expects the notice.

Demolition sequence

These steps show the order. Not every step applies to every address.

Survey

The first step is the survey by a certified inspector. Its results go to the demolition contractor and anyone else who may come in contact with the material, and a copy stays at the site.

PSCAA notice and wait

The notice and its fee go to PSCAA before demolition begins, and the 10-day wait runs from the notice. PSCAA’s asbestos line is 206-689-4058.

City permit

Bellevue’s Permit Center, at 425-452-4898, can tell you which permit documents your demolition needs. The asbestos steps run alongside the permit.

Waste

Bellevue waste can go to Cedar Hills Landfill by appointment on Tuesdays and Fridays only, or to Republic Services in Seattle. Each wants a waste shipment record, and Republic Services also asks for a copy of the PSCAA notice.

Plan around the survey. The PSCAA notice rests on it, and asbestos testing and surveys explains how it works. If tenants live in the building, rental and apartment asbestos abatement applies as well. Torn between remodeling and rebuilding? The survey can move the budget either way. Other services are on the Bellevue Asbestos Removal home page.
